Blue Owl Capital, a New York-based investment firm, continues to strengthen its presence in digital infrastructure, particularly in the field of artificial intelligence. These initiatives come as the company faces investor withdrawals in other segments of its portfolio.

Last year, Blue Owl raised nearly $10 billion to invest in digital infrastructure, with a particular focus on data centers. This strategy includes recent loans, such as a $240 million financing for a data center in Minneapolis, acquired by Cloud Capital and Arcapita Group. Additionally, Blue Owl plans to invest in a data center project in Wichita Falls, Texas, developed by Skybox Datacenters. Blue Owl's role as a lender in this development had not been previously disclosed.

In February, Blue Owl revealed a $500 million loan for a data center under construction in Lancaster, Pennsylvania, intended for AI cloud provider CoreWeave. This shift towards debt allows Blue Owl to increase its exposure to lucrative digital assets, according to analysts.

Ongoing Expansion Despite Credit Challenges

Blue Owl's executives have expressed their intention to significantly expand their data center portfolio. Last year, the company invested $2.45 billion to acquire an 80% stake in a data center campus for Meta in Louisiana, which could cost over $30 billion.

Through Stack Infrastructure, its data center platform, Blue Owl is building large-scale facilities in Texas and New Mexico. A notable project is the development of a $12 billion campus for Amazon in Louisiana. The company is also exploring other opportunities, such as the potential purchase of land for a data center near Birmingham, Alabama. A person involved in the sale of this land stated that Blue Owl had expressed interest in acquiring the property.

Investor Withdrawals: A Sector-Wide Trend

In the fourth quarter, Blue Owl experienced significant withdrawals from its credit funds. The Blue Owl Technology Income Corporation, valued at $3.5 billion, received redemption requests representing 15.6% of its net asset value, well beyond the quarterly limit of 5%. Another fund, the Blue Owl Credit Income Corporation, saw withdrawals of 5.2%, also exceeding its 5% cap.

Despite these withdrawals, Blue Owl has met all requests. Analysts believe that concerns regarding these withdrawals are exaggerated. This phenomenon extends beyond Blue Owl, as shown by Blackstone, which reported that a private credit fund had recorded withdrawal requests totaling 7.9% in the first quarter. A set of private credit funds tracked by Robert A. Stanger & Company saw average withdrawals of 4.84% of their net asset value in the fourth quarter, more than double the third quarter average of 1.75%.

According to Michael Covello, managing director at Stanger, the business development company (BDC) industry is undergoing a cycle of high redemptions, a trend that is expected to continue.
