Dwelly Raises $170 Million for Its AI Strategy

The Proptech startup, Dwelly, has recently succeeded in raising an impressive $170 million. This funding aims to support its innovative rollup strategy, which leverages artificial intelligence to transform the rental agency sector in the UK. The financing was led by EQT Growth, with continued support from General Catalyst. The funding round consists of $95 million in equity, complemented by a $75 million loan from Trinity Capital. However, the current valuation of the company has not been made public.

Participation of Renowned Investors

Among the investors participating in this funding round are several influential figures from the tech sector. Max Junestrand, co-founder and CEO of the AI legal startup Legora, has lent his support, as has Victor Riparbelli, co-founder and CEO of the AI video generation unicorn Synthesia. Mati Staniszewski, co-founder of the AI voice startup ElevenLabs, has also invested, highlighting Dwelly's appeal to leaders in technological innovation.

A Solid Foundation and a Clear Vision

Dwelly was founded in 2023 by three former executives from renowned transportation companies, Ilia Drozdov, Dan Lifshits, and Dmitry Khanukov. These entrepreneurs chose to focus on an AI rollup model that stands out for its non-intrusive approach. Rather than replacing local operators, Dwelly acquires well-established rental agencies and integrates its own AI software to optimize their operations. This software is designed to automate essential yet time-consuming tasks in property management, such as tenant communication, maintenance request management, contract drafting, and rent collection.

Growing Interest in Innovation in Real Estate

This fundraising comes shortly after Dwelly successfully secured £69 million, illustrating the growing interest from investors in startups that modernize traditional businesses through AI. Dwelly has already acquired 17 rental agencies across the UK, managing approximately 15,000 properties and collecting nearly £350 million in rent each year. The newly raised capital will be used to finance further acquisitions, thereby strengthening Dwelly's presence in the market.

A Burning Passion for the CEO

Dwelly's CEO, Ilia Drozdov, expressed his deep commitment to the company's development. In an interview with Sifted, he stated: “The company is probably the most important thing on my mind pretty much all the time, seven days a week, 24 hours a day. It’s the last thing I think about before I go to sleep. It’s the first thing I check when I wake up.”

A Promising Trend in the Rollup Sector

Dwelly is part of a broader trend where rollup startups are increasingly attracting the attention of venture capitalists. Unlike traditional cost-cutting approaches, these startups are heavily investing in software technologies post-acquisition. They are betting that AI can transform fragmented and low-growth industries into dynamic, high-growth businesses.
